NY Whitetail Properties is a working whitetail hunting operation in Steuben County, about 90 minutes from the Pennsylvania border. Owner and head guide Bryan Mix has spent five years transforming this 400-acre property into a high-quality hunting destination focused on trophy whitetail management, ethical practices, and hunter success.
Three hunt packages are available:

Each hunt includes opportunities for one trophy buck (minimum 120-class) and one doe (based on tag availability). Rifle and bow hunters are welcome. You bring your own firearm or bow and valid New York State hunting license and tags—NY Whitetail Properties provides everything else.
Bryan Mix designed every aspect of this operation himself: food plot placement, stand locations, trail systems, and habitat improvements. The property features:
The operation maintains high ethical standards. All hunts are fair chase on private, free-range land with no artificial aids beyond strategic feeding and stand placement.
After each hunt day, you're not roughing it in a tent. The on-site lodge offers:
Check-in is 6:00 PM the evening before your hunt begins. Check-out is 6:00 PM on your final hunting day. Non-hunting guests can join for an additional lodging fee.
Bryan Mix - Owner and head guide with over five years of ownership and a lifetime of outdoor experience. He personally manages the property's development, from food plot design to stand construction. Bryan guides every hunt and knows the property's whitetail movement patterns better than anyone.
Logan Mix - Second guide who has worked alongside Bryan for five years on property development and land management. Logan brings hands-on experience with food plot implementation and habitat improvements.
Tiffany - Handles guest experience and operations with over 10 years of leadership and customer support experience. She manages all booking details and ensures your stay runs smoothly.
